Built on the same magnificent scale as Heritage's (www.heritagedb.co.uk) nearby Winterdown House, Black Hill House has a similarly impressive specification, including a 1,000sq ft Master Suite, five grand ground floor reception rooms, a staff apartment, a passenger lift to all three floors, plus a leisure complex that includes a large, air-conditioned indoor pool, spa and gymnasium.

Black Hill House's cleverly-integrated GreenTec System provides all hot water, heating, cooling and ventilation on all but the most extreme cold days, when a small gas boiler can be called upon to assist the 40kW Ground Source Heat Pump. The super energy-efficient GreenTec System requires approximately one quarter of the energy that would be needed for a conventionally-powered house, giving this magnificent building the smallest of carbon footprints.

The GreenTec System in Black Hills House

Heating: A 40kW Ground Source Heat Pump harvests heat from the ground below the property through six 120-metre deep boreholes. As well as heating the pool and the pool air, the Heat Pump provides hot water for all sinks, baths, towel rails and showers, plus the thermostatically-controlled Under Floor Heating, the most efficient use of Heat Pump technology.

The Heat Recovery Ventilation System extracts stale air from the building's wet areas, replacing it with fresh, filtered air fed into the living areas. In colder weather, the incoming air is warmed by heat recovered from the outgoing stale air, adding another layer of energy efficiency.

Cooling: As the outside temperature rises, the GreenTec System initially turns off the Under Floor Heating and the extract air heat recovery. If the temperature in the house continues to rise, the system begins to tap into the cold fluid returning to the boreholes in order to cool incoming air to maintain a comfortable internal temperature. And, because the coolant for the air-conditioning is essentially a by-product from the Heat Pump, the approximate cost of running the Climate Control is a frugal 1p per hour per room.

Environment: Black Hill House uses 60-80% less energy than a conventionally heated / air-conditioned house would, and, under normal running conditions, there are no local CO2 emissions. Winterdown House's energy-efficient GreenTec System gives a supremely comfortable, healthy environment within a very small carbon footprint.
