Fitzpatrick Construction

With an impressive string of high-quality residential schemes behind them, Fitzpatrick Construction (www.fitzp.com) are now in the process of demonstrating the way forward for new home construction with a carbon-neutral show home in South Bucks.

The property will incorporate fully-integrated green technologies, but, with a heated indoor pool and air-conditioning, there will be no compromise on the facilities offered.

And there will be no compromise on looks, either; lots of exposed green oak beams, thatched roof areas and natural light will give the home a gorgeous look.

In building Highlands, Fitzpatrick are sending out a clear message; that they are fully ready for 2016, when all new houses will by Law have to be carbon-neutral.

Highlands: the Greentec System

HEating dot Heating: Incoming air will first be warmed by a Ground to Air Heat Exchanger, then by the Heat Recovery Ventilation system, both of which cost absolutely nothing to run. The initial source of heat for hot water and the Under Floor Heating will be Solar Thermal Panels; when demand exceeds their capacity to supply, the Heat Pump kicks in, powered, for preference, by the large array of Solar PV Panels. Excess electricity produced by the Solar PV will be fed back into the National Grid, offsetting that used when the PV panels aren't producing.

Ventilation dot Ventilation: The ventilation system will extract stale air from wet areas – kitchens and bathrooms; it is replaced by fresh, filtered air fed into the living areas. The air in the house is completely changed every two hours; the environment created is often beneficial to asthma and hay fever sufferers.

Cooling dot Cooling: As the outside temperature rises, the Ground to Air Heat Exchanger will begin to cool the incoming air; then, progressively, the GreenTec System will turn off the Heat Recovery Ventilation and the Under Floor Heating . If the temperature in the house continues to rise, the system will begin to use the cold by-product from the Heat Pump to cool incoming air - Comfort Cooling. If south-facing rooms continue to get hotter, Highlands' Passive AIr Conditioning will keep temperatures down to that set on the thermostat.

Environment dot Environment: The target for Highlands is for it to be carbon-neutral; to create as much energy as it uses. It will achieve this through a combination of maximum insulation, high levels of natural light, a super-efficient heating and cooling system and on-site power production.
